What this site is, and what it isn't

Information, not advice

This site explains how lenders generally treat CCJs, defaults, missed payments, debt management plans, IVAs, bankruptcy and repossession when they assess a mortgage application. It does not know your income, your outgoings, your credit file, or the specific lender you might approach, so nothing on it amounts to financial advice tailored to your situation. Where a decision affects your finances, that decision should be checked against your own circumstances, usually with a broker or adviser who can see the whole picture.

Not a broker, not authorised

Adverse Credit Mortgage is not authorised by the Financial Conduct Authority, does not arrange mortgages, and does not introduce readers to specific lenders or brokers. Nothing here is a financial promotion. The directory of specialist lenders lists non-price facts, such as regulator status, the products a lender offers, and how long it has been established. It does not compare rates, does not recommend a lender for your situation, and does not carry any endorsement.

No outcome is guaranteed

Whether an application is accepted depends on the lender's own underwriting. Two people with what looks like the same adverse credit history can get different answers from the same lender, because underwriting weighs the whole file. The eligibility tool is built to help you think through where you stand, but it works from general rules and can give you the wrong steer for your particular case.

Worked examples are hypothetical

Anywhere you see a worked example, such as a CCJ of a stated age and amount, it is a hypothetical illustration built to show how a factor like age or size tends to be weighed. It is not a real case, not a quote from a lender, and not a prediction of what any lender would offer you.
